Terms of Use

1. Eligibility

You must be at least 13 years old (16 in the EU). Agent and office accounts require that you are a licensed real estate professional or representative of a licensed brokerage in the jurisdiction where you list properties. You are responsible for ensuring your listings comply with local real estate disclosure laws.

2. Accounts and roles

• Buyers/browsers can view listings, watch reels, follow agents, save favorites, and message agents — free.
• Agents can post listings, upload reels, schedule open houses, and access analytics. A subscription is required after the 7-day free trial.
• Office owners manage a brokerage subscription that includes a number of agent seats (5, 10, 25, or 50 depending on tier). Office owners can invite agents via a unique company code; redeeming the code grants the agent access through the office's subscription seat.

3. Subscriptions and billing (Apple In-App Purchase)

Paid subscriptions are sold through the Apple App Store using your Apple ID. The current plans are:

• All plans include a 7-day free trial the first time you subscribe.
• Your Apple ID will be charged when the trial ends, and again at the start of each renewal period, unless you cancel at least 24 hours before the end of the current period.
• Subscriptions auto-renew until you cancel. Cancel anytime in Settings → Apple ID → Subscriptions on your iOS device.
• Refunds are handled by Apple. We can answer questions but cannot directly issue refunds for App Store purchases.
• If your subscription lapses, your account becomes read-only — you keep your existing content but cannot post new listings or reels until you resubscribe.
• Prices may change; we will notify you at least 30 days in advance and your renewal will require explicit acknowledgement of the new price.

4. User-generated content

You retain ownership of the content you upload. By posting content you grant ReelEstate a worldwide, non-exclusive, royalty-free license to host, display, distribute, and create derivative works (e.g., generating thumbnails, video transcodes, subtitle captions) solely for operating and promoting the Service.

You represent that:

• You have the right to post the content, including any photos, videos, music, narration, and property descriptions.
• The content does not violate any law, infringe any third party's rights, or contain false or misleading representations about a property.
• You will not post content that is hateful, harassing, sexually explicit, or otherwise prohibited by Apple's App Store Review Guidelines.

5. Prohibited conduct

• Impersonating another person or misrepresenting your real estate license status.
• Scraping, harvesting, or otherwise collecting other users' data without consent.
• Uploading malware, automated bots, or content designed to disrupt the Service.
• Circumventing the subscription paywall or seat limits, including sharing your Apple ID credentials.
• Using the Service to solicit business unrelated to real estate listings (no spam, MLM, etc.).

6. Office invitation codes

Office subscriptions include a fixed number of agent seats. The office owner can generate a single shareable code and invite agents. Agents who redeem the code consume a seat. If an agent leaves an office, the seat becomes available to another agent. Codes can be regenerated by the office owner at any time, which invalidates the previous code.

7. Termination

We may suspend or terminate your account if you violate these Terms, abuse the Service, or for legal reasons. You may delete your account at any time via "Request Account Deletion" in the App. Deletion is permanent — see the Privacy Policy for our retention schedule.

8. AI features

The AI Listing Import feature uses Google's Gemini model to parse documents and images you submit. You are responsible for verifying the parsed data is correct before publishing a listing.

9. Disclaimers

The Service is provided "as is" without warranties of any kind. Listings displayed on ReelEstate are submitted by users; we do not independently verify property details, pricing, availability, or seller representations. You are solely responsible for any decision to view, contact, or transact on a property.

10. Limitation of liability

To the maximum extent permitted by law, ReelEstate's total liability for any claim related to the Service will not exceed the greater of (a) the amount you paid us in the 12 months preceding the claim, or (b) US$100. We are not liable for indirect, incidental, or consequential damages.

11. Governing law

These Terms are governed by the laws of the State of California, USA, without regard to conflict-of-laws principles. Any dispute will be resolved in the state or federal courts located in San Francisco County, California, unless your local consumer-protection law requires otherwise.

12. Changes

We may update these Terms periodically. If we make material changes we will notify you in-app and update the "Last updated" date. Continued use after the effective date constitutes acceptance.
